Pune’s Festive Housing Market Signals a Shift Towards Premium, Lifestyle-Driven Residences

As homebuyers become more discerning, PCMC is emerging as a key growth corridor, driven by improving connectivity, established social infrastructure and rising aspirations for premium living.

Pune’s residential real estate market is entering the festive season with a significant shift in homebuyer preferences. While the traditional sentiment associated with Navratri, Dussehra and Diwali continues to influence purchase decisions, the market is increasingly being driven by informed buyers seeking better locations, premium amenities, improved connectivity and long-term value. This changing demand is particularly evident across Pimpri-Chinchwad, where the transition from value-driven housing to aspirational residential living is gathering momentum.

The underlying market data reflects this evolution. According to ANAROCK Research, Pune recorded approximately 18,730 new residential launches in Q3 2026, a 47% increase over the previous quarter. More importantly, over 51% of new supply was concentrated in the ₹80 lakh–₹1.5 crore segment, indicating the growing importance of higher-value housing in the city’s residential market.

This shift has been developing over several years. ANAROCK’s 2025 residential market analysis showed that the ₹80 lakh–₹1.5 crore segment accounted for 39% of Pune’s launches, compared with 31% in 2024. The ₹1.5 crore–₹2.5 crore category also doubled its share from 5% to 10%, reflecting developers’ increasing focus on premium residential offerings.

Festive Demand: From Sentiment to Considered Purchases

The festive season remains an important catalyst for residential transactions, but buying behaviour is becoming more measured. Buyers are increasingly evaluating developer credibility, project quality, possession timelines, financial commitments and the lifestyle offered by residential communities.

Pune recorded approximately 15,690 housing sales in Q3 2026, a 6% year-on-year decline, suggesting that demand remains selective despite improving festive sentiment. Rather than indicating an absence of demand, this moderation highlights the importance of offering the right product at the right location and price.

Industry estimates have indicated that approximately 40,000–45,000 residential units could be launched in Pune between October 2026 and March 2027, creating greater choice for buyers while intensifying competition among developers.

PCMC’s Emergence as a Premium Residential Destination

PCMC is increasingly benefiting from the convergence of industrial employment, proximity to IT corridors, expanding commercial establishments, educational institutions, healthcare infrastructure and retail destinations.

Micro-markets such as Wakad, Tathawade, Punawale, Ravet, Moshi and Chikhali are evolving into established residential neighbourhoods. Improved regional connectivity and access to employment centres are supporting demand from professionals, entrepreneurs and upwardly mobile families.

Significantly, the definition of premium housing is changing. Homebuyers are no longer evaluating properties solely on square footage or location. Architecture, landscaping, clubhouse facilities, wellness amenities, security, community spaces and overall lifestyle experiences are becoming important differentiators.

Premiumisation Without Losing Value

Commenting on the evolving market, Satish Agarwal, Managing Director, Aishwaryam Group, said:

“Pune and PCMC are witnessing a structural change in residential demand. Today’s homebuyer is more informed, financially conscious and aspirational. While affordability remains important, buyers are increasingly willing to invest in better-designed homes, lifestyle amenities, connectivity and community experiences. The festive season is bringing serious buyers back into the market, but decisions are being driven by long-term value rather than festive offers alone.

“At Aishwaryam, we have witnessed this transformation closely over the past 17 years. Our evolution from value-driven housing towards premium residences, including our FashionTV-associated F portfolio, reflects the changing aspirations of PCMC’s homebuyers. The opportunity for developers is not merely to introduce higher-priced homes, but to create genuinely better residential experiences.”

The Outlook: Quality Will Drive the Next Growth Cycle

The coming quarters are likely to reward developers who balance premiumisation with affordability, location advantages, timely execution and customer trust.

For PCMC, the opportunity extends beyond individual residential projects. Continued infrastructure development, commercial growth and an expanding lifestyle ecosystem are progressively strengthening its position within Pune’s real estate market.

The next phase of residential growth will not be defined simply by how many homes are launched, but by how effectively developers respond to changing aspirations. As Pune’s homebuyers increasingly prioritise quality of life, PCMC is well positioned to emerge as one of the region’s most important premium residential destinations.
